Why build a new home? Why not? Having a new home built has lots of advantages, such as the ability to customize the design and layout of the house, along with ensuring that the size of the structure will meet your needs. And, of course, the fact that the home is new will help to relieve any worries about updating and repairs. What is the process of building a new home? The process for building a new home is very similar to that of buying an existing home. You must first decide on a price range that you can comfortably afford. Then you will need to obtain a construction building loan based on the house design you picked out. Once these steps are completed, you will sign the contract, close on the building loan, and construction can commence. When the home is finished, the construction loan is then converted to a permanent loan. How long does it take to build a new home? Once the permit is issued, it typically takes between 4-12 months to complete a home, depending on the complexity of the design and the availability of the materials. To ensure that the construction progresses as planned, we provide a building schedule to the owner and updates when changes are necessary. How much does it cost to build a new home? The cost to build a new home will depend on many different factors. In general, there are certain inherent costs associated with building a new home, such as land preparation, loan costs, impact fees/permits, materials and labor, and overhead costs. When these costs are added together you have the basis for the total cost. The most significant factors in determining the price of a home are the materials and labor that is needed, along with the overhead costs. What’s included in your price? The price listed includes the cost of materials, labor, supervision, and the permits required to build the house specified, which is essentially a functioning house. However, the price does not include a lot, land prep (if needed), county impact fees, a well and/or a septic tank (if needed), owner’s insurance, or any other special obligation not listed. How do I pay for the construction? In most situations, prospective owners will need to secure a construction loan from their local bank. Typically, banks will require a 20% down payment of the final appraised value. In addition, a contract between the owner and the builder will be necessary. How big of a house should I build? There are many facets to consider when determining the right size house for your needs, but in the end, I always tell customers to build as big as then can afford too. The reasoning is simple: it’s easier to add that extra bathroom or bedroom now, rather than later. In addition, many of the fees that are required upfront (impact fees, well, septic, and land clearing) do not fluctuate very much, regardless of the size of the home. With that being said, the most important part is making sure that you are comfortable with the payments. As Dave Ramsey would say, do not become “house poor” and turn your home ownership into a nightmare by burying yourself in debt. What are impact fees and how much are they? By definition, an impact fee is a fee that is imposed by the government on new or proposed development projects. This impact fee is put in place to pay for the public services that will be utilized by the new development. Most people do not realize that there is a lot of available land/lots in and around central Florida. To find land, you can go through a local real estate agent or search locally on your own. As you can imagine, there is not a lot of money involved for real estate agents when it comes to land sales, and therefore they are not always eager to assist in locating land. Perhaps the best way to locate land is by personally driving around and searching within the areas that you would like to live. If you find a lot that is not listed for sale, but you are still interested, it is worth contacting the owner to find out if they would be willing to sell. You may be surprised at how often this tactic works out to the benefit of the buyer. Where do you build in Florida? Currently, we are only building in Central Florida.
